Large private villa with courtyard and garden annex

A generous two-storey private house built as a single contract: rendered envelope, floor-to-ceiling black-framed glazing, a sheltered glazed courtyard between the wings, and a separate garden annex with carport.

The brief

The family wanted space and light without the house feeling like a glass box in a Swedish winter. Very large window and sliding-door openings had to be carried structurally, sealed properly and finished with crisp render reveals — and the second building on the plot had to be delivered in the same programme, not left as a job for later.

How we built it

We set out the frame around the glazing rather than the other way round, so every opening lands on a clean structural line. The envelope was insulated and sealed as a continuous layer, with each window taped, sealed and rendered back to a sharp reveal. The two wings were arranged around a gravel courtyard glazed on both sides, and the garden annex — framed in timber, clad in fibre-cement panels, with an integrated carport — was built in parallel by the same crew.

Outcome

A spacious, quiet, well-sealed family house with daylight from morning to evening, a wind-sheltered courtyard used from spring to autumn, and a matching annex finished on the same handover date as the house.

  • They stripped the old roof and had the new tiles on before the autumn rain. Weekly photos meant we never once had to chase them. The finish around the chimneys is better than the original.
  • From the first site visit to handover it was the same person, and he answered the phone every time. The house was ready on the date written in the contract — I did not think that still happened.
  • The parquet they laid is the first thing every guest comments on. They protected the rest of the flat, worked cleanly, and the final invoice matched the quote to the euro.
  • Our sauna heats evenly, the benches are solid, and two winters later not a single board has moved. They explained every material choice before we paid for anything.
  • They built the terrace on ground screws without touching the garden, wired the lighting, and were gone in days. It has become the room we use most from May to September.
  • A seven-thousand square metre site cleared, graded and replanted around a working kindergarten, with zero disruption to the children. The most organised contractor we have hired.
